Frequently Asked Question

1. What is an Accredited Investor?

An accredited investor is an individual or entity that meets certain financial criteria, allowing them to invest in private securities, hedge funds, venture capital, and other high-risk, high-reward opportunities typically not available to the general public. In the United States, the criteria for becoming an accredited investor is set by the Securities and Exchange Commission (SEC). As long as you meet one of the following qualifications you are an Accredited Investor:

  1. Net worth: A net worth of over $1 million, either individually or combined with a spouse, excluding the value of their primary residence.
  2. Individual income: An annual income of $200,000 or more (or $300,000 combined with a spouse) for the last two years, with the expectation of earning the same or more in the current year.
  3. Professional certifications: Holding certain professional certifications, designations, or credentials recognized by the SEC.
  4. Entities: Entities such as banks, insurance companies, investment companies, business development companies, or organizations with assets exceeding $5 million qualify.

Internal Rate of Return (IRR) helps businesses and investors gauge the profitability and efficiency of investments annually over the life of the investment. It is the discount rate that makes the present value of future cash inflows equal to the initial investment.  A higher IRR value typically indicates more profitable deals.  It is important to consider all investment metrics and factors.

A triple net lease is a commercial lease where the tenant is responsible for paying three additional expenses on top of rent: property taxes, insurance, and maintenance costs. This means the tenant bears almost all the property-related expenses.
